Hello 👋, my name is Shannen Tavcar and I have been a licensed Realtor in the state of Nevada for 17 years. I have thoroughly enjoyed assisting clients buy and sell property. I'm experienced in traditional sales, short sales, foreclosures, and new home sales. I am extremely knowledgeable in all aspects of the real estate process, from identifying a home to purchase and/or preparing a property to list/sell, to loan products, opening escrow, home inspections, appraisals, HOA's, home warranties, disclosures, etc. I pride myself on the relationships I have built and maintained in this industry, as well as my extraordinary communication and organizational skills . . . skills and knowledge I will bring to the table as YOUR transaction coordinator! What is included in the Contract To Close services?Open to Close we will manage the details, deadlines, documents, and compliance ensuring you have all required items for a successful close. This will give you more time to prospect, network, and focus on what matters most to you.

Can you help with a transaction I have already started?Yes, absolutely. We can take over the management of the file at any point in time..

Is my TC available on the weekends?Yes, the transaction coordinator does work on the weekends and we pride ourselves on a 24 hour (or less) turnaround time.

Will my TC contact my clients?Yes, we will communicate and coordinate on your behalf via email and/or text message. You will be cc'd on all email correspondence and/or included in all text messages.

Do I need to sign a contract?We do not have a contract; we are a per file based company.

Do you have a cancellation fee?No. If you would like to stop using our services, we respectfully request that you finish out the files that have been started/that we are currently working on.

How do you collect your fees?The agent chooses one of the following methods: 1. At the close of escrow through the escrow company, 2. A separate payment via Zelle within 2 business days after the COE, 3. Broker disbursement (Life Realty agents only).

What if I lose the file documents, can I request a duplicate copy?We do not keep file records after closing. Before closing, we upload all of your Broker required documents into the system that your Broker uses for safe keeping/storage.
